Rip Off Rents - Are You In Danger?

Published on , in Renting.

Renting can be tricky business. It often feels like the landlord has total control and the tenant has to acquiesce or leave. While you are dependant on the landlord for many things, it doesn’t mean your rights are entirely void. Recent social activism such as the residents of the New Era Estate in Hoxton prove that tenants do have a say on rip-off rents, and through action and negotiation can change things for the better.

Make Use Of The Contract

A lot of tenants read a letting agreement and discard it to the bottom drawer. What they don’t realise is the contract between tenant and landlord works both ways; you pay them, and they are obliged to keep the property in good condition.

If your £400 rent is going to a flat that’s not adequately damp-proof as advertised, you’re perfectly within your right to ask that the landlord addresses the issue. That might result in new double glazing, insulation or flooring. That doesn’t detract from the price, but it makes the £400 go further. In that sense, by asking questions and making enquiries, you are mitigating the amount you consider yourself to be ‘ripped off’.

Use All Resources Available

What else can we recommend? For one thing, we know rent can pale in comparison to large safety deposits. We’ve already written on getting that back from the landlord. The trick to sensible renting is being prepared.

Fortunately, renting a flat in York is relatively affordable compared to other areas of the country. It isn’t unknown for landlords in London to charge £700 for a cupboard under stairs! That doesn’t necessarily address the monthly sum taken from your wallet, but at least you know things are a little fairer up here.
